Centro Property Group attends to the control, management, maintenance and housekeeping of the properties under their management, subject always to the Landlord’s overriding instructions. Regular site visits are conducted to monitor the properties condition and to minimize any risks the Landlord might have in terms of the Occupational Health and Safety Act.

Part of Centro Property Group’s facilities management service is the day-to-day operation, cleaning and security of the of the property. Centro out-sources these services to reputable companies within the field, such as Quatro cleaning and security services. We also employ general maintenance contractors for each building, streamlining the daily maintenance process. Daily maintenance is approved in conjunction with the landlord and monitored against the annual budget.

Centro Property Group uses software provided by MDA Property Systems, also known as MRI Property Central. This online platform allows contractors to upload their quotes and documentation. This process speeds up the maintenance process and reduces the administrative load.

Centro Property Group uses software provided by MDA Property Systems (also known as MRI Property Central) and as such we offer an integrated accounting system. This system allows the landlord to download via the live system:

  • Financial statements.
  • Letting reports;
  • Budget-variations;
  • Bad-debt reports; and
  • Key performance indicators.

Centro Property Group will also prepare and deliver annual budgets to the landlord relating to all income and expenditure with regards to each managed Property.

We employ a strict debt collecting process and utilise all possible avenues, including the Tenant Profile Network (TPN) credit bureau to update each tenant’s payment record.  Centro Property Group will take the necessary steps in any Court of Law for the recovery of any moneys payable to the Landlord, the ejectment of any tenants and/or for the enforcement of any other legal rights, to institute and/or compromise same, to refer any matter to arbitration and to carry out and perform any award thereunder.

In the last decade, electricity costs in terms of Rand/sqm per month, for commercial properties, experienced an unprecedented increase. This, along with increased awareness for water management has created the need for dedicated utilities management. Since 2005, Centro Property Group has worked in conjunction with specialised Utility Management companies with regards to Energy and Water Management. The benefit of this partnership is reduced utility bills as well as rapid response to water leakages.

Additionally we have replaced 90% of the portfolio’s electric filament bulbs with energy efficient LED lightbulbs.

Waste management forms an integral part of Centro Property Groups’ utilities management service. We work with established waste service providers to ensure effective and efficient waste removal.

The preparation of an estimate of replacement value against fire and other risks of the building for consideration by the Landlord.
